1. SALES AND MARKETING POLICY
Outright Sale: Payment for the property must be made in full at once. No installment options are available under this transaction type.
Installment Sale: Customers may opt for installment payments over a period of days, weeks, or months. However, the full balance must be paid within 90 days. Any remaining balance after this period will incur a 10% penalty fee, or the terms may be renegotiated based on price changes.
2. ALLOCATION POLICY
Land Usage Restrictions: Customers are prohibited from using their allocated land for poultry farming, commercial farming, or unlawful activities. The land is strictly for residential or approved commercial use only.
Abandonment and Development: Customers are not allowed to leave their land vacant without proper fencing or construction. Development should begin immediately after allocation.
Re-Allocation Policy: If development has not commenced within six months of the allocation, the company reserves the right to re-allocate the plot to another customer.
Avoiding Re-Allocation: To avoid re-allocation, customers must begin development once allocation is confirmed and all payments are settled.
Site Visits and Service Fee: The company is not responsible for transporting customers to their allocated site, but if transportation is required, a service fee of ₦50,000 (subject tochange) will apply.
3. DEVELOPMENT POLICY
related to property development, including but not limited to:
• Land Development Fees: These are Charges for infrastructure such as roads, drainage systems, and utilities.
• Security Fees: Contributions to security services and the installation of security systems.
• Service Charges: Ongoing charges for utilities, including water, electricity, and waste management.
• Electricity Fees: Fees associated with the provision and maintenance of electricity in the estate.
• Construction Guidelines: All construction must adhere to the company’s specifications for safety and design, ensuring consistency and quality.
• Sanitation and Waste Management: Customers are responsible for maintaining proper sanitation, including the construction of septic tanks and waste disposal systems.
Commitment to Quality: The company is committed to ensuring that all development projects, both company-led and customer-driven, meet the highest quality standards. The company’s Building Committee, composed of professional engineers, architects, quantity surveyors, and land surveyors, will oversee planning, design, and construction.
Collaboration with the Company’s Engineering Team: Customers are encouraged to work with the company’s engineering team for their construction projects to ensure compliance with company standards, maintain quality, and align with the estate’s design vision.
Company’s Right to Oversee and Approve Designs: The company reserves the right to approve designs, supervise construction, and ensure that all developments adhere to the estate’s guidelines and aesthetics.
